Saint Elizabeth Ann Seton Church Multi-Purpose Facility – 1999
The Catholic Archdiocese of Anchorage put this project out to bid to a select list of general contractors. Criterion was low bidder out of a field of four contractors. We were asked by the owner to work with them to provide value engineering to reduce the contract price by $100,000. The project included the demolition of an office wing and the construction of a 30,000 sq. ft. addition, which consisted of a new office wing, meeting halls and a multi-purpose room (gymnasium/stage/auditorium). At the request of the owner, we value-engineered a cost reduction of over $100,000. The project had an aggressive schedule with heavy liquidated damages. After the project was awarded, the owner ran into a six-week delay with zoning requirements. Criterion was able to start the project six weeks late and still meet the original scheduled completion without any additional expense to the owner. Of particular note is that the existing facility remained in service during the entire course of construction.
